Due Diligence Consulting:
We provide strategic early stage guidance to set our clients up for success. Conducting feasibility assessments, square footage and program recommendations and test fits, our expert evaluations are integral in lease negotiations.
Pre-Design:
Studio Lourdes will conduct interviews with stakeholders, research client and project criteria, conduct site visits, align on scheduling and budget, collect project information, build program matrix, discuss the overall scope and goals along with the client. From here, the client will be responsible to connect internal stakeholders to meet deadlines and get buy-ins.
Concept Design:
Studio Lourdes will create the brand identity, culture and the needs of the clients and users. Utilizing tools from mood boards, programming information, plan test fits, we will define a visual language as a design directive for the project as well as make recommendations and connect with key consultants.
Schematic Design:
This is a process of translating concept into a spatial layout with considered adjacencies and programs. Studio Lourdes will use scaled drawings, 3D visualizations, mood boards, schematic paletes and other references to bring the concept to fruition. We will onboard project consultants and create outline schematic requirements for building systems and other necessary components of design coordination through other trades.
Design Development:
This is where we determine how various design details will come together. We will develop 3D views in color based on schematic palettes. We will regularly share the design process with you through presentations and facilitate any necessary meetings. We will formally create documentation of the project along with its plans, elevations, specifications, and develop key specifics that describe design intent.
Construction Documentation:
During this phase, all the design information has been translated to drawings and specification in order to dictate how the project will be constructed and comply with applicable codes and regulations. Studio Lourdes will coordinate with project consultants to gather requirements of all trades into a set of cohesive construction documents. Page turns can be conducted at key points to review the documented scope.
GC/Bid Award:
Studio Lourdes will provide recommendations and help coordinate contractors with relevant experience to the project type. The contractors will provide estimates of the project’s construction cost, based on the contract documents. We will conduct the bid-leveling process to compare all contractor bids and assist in pairing the client with the best contractor for the job.
Project Permitting:
Studio Lourdes will work with an Expeditor to identify essential agency approvals and permits necessary for construction, estimate permitting timelines, outline any special strategies for execution and will submit applications required for basic agency approvals. We will work with agency officials to clarify or resolve any challenges as needed.
Construction Administration:
During the construction process, Studio Lourdes will respond to contractor’s requests for information, review submittals and shop drawings and approve payment applications. We will oversee the progress of the build to maintain quality and outcomes are in line with the contract documents. We will closely work alongside contractors and consultants to maintain design and project goals, while upholding the client’s priorities throughout the process.
FF&E Planning & Selections:
Studio Lourdes will create plans and identify furniture, equipment and accessories that were established in the FF&E scope. We will provide various FF&E selections for the client that best reflects their design and project space. Studio Lourdes will be mindful of cost and lead-times to ensure budget and schedules are maintained.
